Islington and Shoreditch Housing Association (ISHA) is a community and neighbourhood based Housing organisation managing and developing quality affordable housing for people in North and East London, especially in Hackney, Islington and Waltham Forest.
We want ISHA to stand out of the crowd as a special housing association, one that consistently provides excellent services, listens and acts upon feedback from our customers, continually improves the efficiency of our services and goes the extra mile to make sure things get done quickly. ISHA has a proven track record in developing and managing low cost home ownership.
With our shared ownership homes you pay for a share of between 25% and 75% of the home’s value depending on the share we are offering on a particular development. Shared Ownership is for people who want to own their own home but can't afford to buy on the open market.
Once you purchase your share ISHA owns the remaining share of the value of your home on which you will pay a subsidised rent. Our initial annual rent is normally based on up to 2.75% of the value that you do not own. This means outgoings are lower than for the same property on the open market if you buy with a mortgage. As you buy more of the property, your rent will reduce.
Shared ownership properties are sold on a leasehold basis. The lease is normally up to 125 years. The lease sets out your rights and responsibilities, and those of the landlord.
Usually you can buy a home through shared ownership if:
. You have a gross household income of no more than £90,000 per annum
. You are unable to purchase a suitable home to meet your housing needs on the open market
· You do not already own a home or you will have sold you current home before you purchase or rent
The size of property you can buy depends on the number of people in your household. The normal rule is that you can purchase a home with up to one bedroom above need. For example a single person or a couple could purchase a one of two bedroom property; a couple with a child could buy a two or three bedroom property, and so on.
